Real Showing has been assisting property owners with leasing residential and commercial property since 2005. We offer a level of marketing not reached by most real estate companies. Our service includes everything from photography to advertising to property tours to contract preparation.
Fees
We typically charge 5% of the total lease amount, however, we do sometimes charge a flate fee. For example, if you decide to rent on a month-to-month basis, we may consider receiving our fee on a monthly basis. Or, if you have a vacation rental we may charge a marketing fee per night.
Coverage Area
We primarily do business in San Francisco, however, we can work on properties in other parts of the Bay Area. We may not always be able to handle the tours if your property is outside of San Francisco. We can work something out, contact us to discuss this.
The Presentation
We put forth a huge effort to give properties an elaborate professional online presentation. No big surprise since Real Showing used to be a virtual tour design company from 2003 - 2006. Every property we work on leasing get a professional photo shoot and most get a custom-designed floor plan. Yes, we actually measure the entire space and create a digital image with measurements so tenants can get a good feel for the property before seeing it in person, and they can also use it to plan out their furniture placement.
Craigslist Advertising
Over the last few years Craigslist has become the #1 place to advertise rentals. There are a few other websites out there, but they don't get as much traffic. Unfortunately, Craigslist is very plain and they don't provide any tools for users to create pretty ads. However, our customers are very lucky individuals because Real Showing designers can build custom-designed ads with tons of photos embedded into the posting. We spend a lot of time on our ads and it's well worth it. This is extremely important and the reason our customers' ads get more visits. Other Online Advertising
For commercial properties we have access to a number of listing websites including Loopnet, Costar, PropertyLine, and Catylist. For residential properties we subscribe to a service which automatically posts ads to a number of rental websites such as Hotpads.com, Google Base and more. We also have a great personal network of San Francisco residents who love to hear about our new rental listings. Before any ads are posted, we will email all of the individuals on our list to see if they would consider your rental.
