Description: This street level unit is beautifully painted and feels warm, and inviting the moment you walk in the door! The whole house was originally built in 1909 and is an Edwardian style 2 bedroom, one bath. The owner has preserved the original effects to their best ability and hopes to attract tenants that have similar appreciations and will continue to take care of the unit. The entry foyer is perfect for a painting gallery or even some small sitting areas or furniture. The second bedroom is connected to the living room with french doors and also functions well for an office or formal dining room if rented by a couple.

This unit has a nice, roomy kitchen with newer appliances, gas stove and dishwasher. Hardwood floors have been refurbished throughout the unit and the bathroom is modernized with newer vanities and has a large pantry for storage. There is a small deck/porch that has a great southern feel and protection from the deck of the unit above. A nice view of the backyard and trees with a small flight of stairs leading down to a large shared backyard-which is ideal for BBQ's and pooches (with all the things they love the most-a little grass to roll in, shade from the trees, room to run and fetch and sunshine). There is a large planters box and plenty of other room for those with a green thumb. A new deck on all levels will be fully installed by the first week of February and will be wonderful for grilling out and socializing. The tenants in the other two units are truly the nicest people we've ever met, and also animal lovers. We have one young friendly rescue dog named Buckeye in the lower unit that would welcome some well behaved, friendly doggie buddies. There is a shared washer and dryer in the garage and a 10 x 8 secure storage space as well.

The location is ideal. Lone Mountain which borders the beautiful USF campus and grounds, is considered part of Laurel Heights area and is a close commute via bus or car to downtown, the wharf and only minutes away from the Golden Gate Bridge. Bike ride or even walking distance to Hayes/Haight as well as the beautiful Presidio and Chrissy Field. Clement street dining is some of the best in the city-amazing dim sum and my favorite Thai Restaurant....all only a short walk away. Street parking is fairly ample and stress free due to the proximity of the university. Parking permits are roughly $60 per year.

6-9 month lease can also be discussed for those in transition or searching to buy a home of their own. Furnishing the apartment for those moving to the city and struggling to find accommodations that will allow any size pets/multiple pets with no additional rent or deposits is also an option. Preferred move in dates are immediate January 15th, and some additional incentives can be arranged for later dates can also be discussed.
